“An Affordable – Dream”

The real leader in real estate in Sri Lanka, Prime Group of companies has recently launched another landmark project in the heart of Athurugiriya through its subsidiary Prime Homes (Pvt.) Ltd. This new project named – Prime Residencies Athurugiriya is located on the Ranala Road and offers luxury houses affordable to all socio economic classes. Following are the excerpts of a discussion with Mr. Sudath Siriwardena, Deputy General Manager – Marketing, Prime Homes (Pvt.) Ltd.

Q: Can you tell us about your company and its background?

Sudath – Prime Lands (Pvt.) Ltd. was established 18 years ago with four employees. Our vision is “Committed to Create a Better Place on Earth”. With strong leadership and professional management together with clear market focus, high degree of financial discipline, innovative approaches to the market and market processes. We have a highly loyal customer base and over the years Prime Lands have shown and recorded remarkable growth.

Today Prime Lands (Pvt.) Ltd is the market leader in real estate sector in Sri Lanka. During the past few years Prime Lands have identified the needs and changing lifestyles of people and ventured into several other sectors such as construction of houses, manufacturing of building materials, urban community living projects, apartment projects and commercial land projects. Currently the Prime Group comprises of Prime Lands (Pvt.) Ltd, Prime Homes (Pvt.) Ltd, Prime Designer Roofs (Pvt.) Ltd, and Prime Grameen Micro Finance (Pvt) Ltd with over 50 branches Island wide and with dedicated staff of over 1000 employees under its wing.

Q: What is so special about Prime Residencies – Athurugiriya?

Sudath – This project was embarked to serve the people whose needs were felt for a long time and to provide them with luxury and semi luxury residencies at an affordable price. Today, many people don’t have the luxury of time and energy to concentrate on building a house and this is considered as a huge hassle.

Q: Why did you select Athurugiriya?

The project is located within walking distance from the main bus routes and only 5KM’s away from the Kaduwella entrance/exit of the outer circular road, 5Km to Kottawa interchange of southern highway, 4KM to Highlevel Road and 8Km to Malambe town

Q:Since the launch of the Prime Residencies, how would you asses the current demand?

Sudath – Most people dream of luxury living but unable to afford for various reasons. The need is there but the market was not offering a right solution to the people.

This is where we have conquered and toppled the local property market with this new concept of urban community living, which is affordable to all. We have already sold out the first stage and there are few more available in the second stage.

A convenient fitted pantry and three private balconies are features of these exquisite apartments.

This project was launched in last December and all the apartments were sold in less than 3 hours from the opening ceremony. This shows that we truly understand the need of customers and provides them quality modern living solutions for an affordable price.

As a company we keep lesser margins, which is one of the key factors to our success. There are no hard and fast rules in our sales but we provide a tailor made package meet all our customers’ requirements.

I like to say to the customers who came and couldn’t purchase apartments from our Prime Residencies Battaramulla project due to apartments were fully sold out, we will launch a similar apartment project in the heart of Battaramulla by the end of March 2013.

These residencies will feature six different types of designs and a total of 24 apartments, each having their own covered parking space. A gated community and it will feature a roof terrace, 24 hour security and a well-equipped Gym.
We also provide land exchange opportunities to our customers where, if the particular property is purchased from us. He added.
